The clearest signs you need a roof replacement are an age over 20 years, widespread curling or missing shingles, granules in your gutters, daylight or leaks in the attic, a sagging roof deck, repeated repairs and rising energy bills. One sign alone may only need a repair. Several together usually mean replacement is the smarter investment.
1. Your roof is more than 20 years old
Most asphalt shingles in New Jersey are designed to last 20 to 30 years. Once your roof passes the 20-year mark, small problems start appearing faster than they can be fixed.
2. Shingles are curling, cracking or missing
Shingles that cup, buckle or crack have lost their flexibility and can no longer shed water properly. Missing shingles after a windstorm leave the underlayment exposed.
3. Granules are collecting in your gutters
Shingle granules protect the asphalt from UV rays. When you find handfuls of them in your gutters or at the bottom of the leaders, the shingles are wearing out.
4. You see daylight or water stains in the attic
Light coming through the roof boards, damp insulation or dark stains on the rafters mean water is already getting in. Catching this early prevents mold and rotted framing.
5. The roof deck is sagging
A wavy or sagging roofline points to moisture damage in the deck or framing. This needs attention right away and almost always calls for a replacement.
6. You keep paying for repairs
If you have repaired the same roof two or three times in a few years, the money is usually better spent on a new roof with a fresh warranty.
7. Your energy bills keep climbing
A failing roof and poor ventilation let heat escape in winter and build up in summer. A new roof with balanced ventilation can noticeably lower your heating and cooling costs.
